The process of buying real estate in Croatia
In Germany, the search for a suitable property usually begins on the Internet. They browse numerous portals, contact owners or brokers and arrange viewing appointments. In Croatia, the process is different, because here the best houses and apartments are sold in camera. In addition, some dubious real estate offers are circulating on the net. Once you have found your dream property, all documents are first checked and a preliminary contract is drawn up. At the point, both parties pay a deposit of about ten percent of the property price. If the buyer withdraws, the seller keeps this amount. If the owner decides against the sale, a contractual penalty becomes due in addition to the down payment.

To play it safe with your real estate purchase, all contracts should be drafted by an attorney. There are usually two to three weeks between the preliminary contract and the signing of the main contract. While in Germany the property is usually paid for and handed over some time after the contract is signed, buyers in Croatia often transfer the money and receive the key on the same day. Good to know: Even though the euro will not replace the kuna as currency until January 2023, almost all real estate is already traded in euros.
