Notary and land register change
You have found your dream property? For the final closing of the purchase, make an appointment with a notary public who will duly complete the purchase and, together with the land registry office, transcribe the land register entry. This makes you the legal owner. Notary fees are about 1.5 percent of the purchase price.
Real estate transfer tax
You pay the real estate transfer tax (GrESt) once when you buy real estate, as soon as the notary certifies the purchase and sends the signed purchase agreement to the tax office. In Germany, the amount of the tax varies between 3.5 and 6.5 percent depending on the federal state. Here in Hamburg, you can expect a land transfer tax of 4.5 percent.
Broker commission
If you decide to work with a broker or if the property is offered by a broker, you have to expect a commission of about 3.57 percent including VAT. The situation is different if a so-called internal commission has been agreed for the house in question. This means that the seller pays the entire brokerage fee and this is accordingly waived for you. Are you buying an apartment building or other investment property? In that case, you pay the entire commission of 6.25 percent including VAT.
